Dear Katrina, Looking back at last year I wanted to thank you for your help staging my listings. The eight houses you staged sold in an average of just 6 days! AND sold for an average of $7000 OVER the asking price. That compares to my unstaged listings that sold in a average of 18 days and an average price of several thousand dollars less than the asking price. Obviously, staging is more than paying for itself. Included in those sales was a house that had been listed by two other agents and had not been sold. With the house staged, we got full price and sold it in 8 days. That’s after months on the market with other agents! You make me look like a hero. Also included was a house that my clients needed to sell again after owning for only 2 months. They had not changed the house itself at all since they bought it. Staged it sold for 13% more than they paid for it just 2 months earlier! Staging has become a critical tool in listing homes in this active real estate market. A new listing gets so much attention when it first comes on the market that first impressions are critical and help generate multiple offers. If a home is not sold in the first two weeks or so buyers start thinking something is wrong with it and it becomes difficult to get a full price offer. Equally important, most buyers look at home on line before coming to see it in person. A nicely staged house takes much better photos and attracts more buyers. My clients have been so happy with my full service approach to real estate, including your staging, that I am getting more referrals than ever. Thanks for you help! Sincerely, Larry Crites |
